On June 27, 2025, Xinglai Law Firm successfully hosted its seventh Practical Salon, themed "Legal Practices in Real Estate and Construction Engineering." The event was chaired by Attorney Su Zhongming, Director of Xinglai Law Firm's Compliance Business Center, and featured a keynote speech by senior attorney Zhang Bingxu. The session adopted a hybrid format—combining on-site sharing with live online streaming—drawing in numerous legal professionals both physically present and participating remotely to jointly explore legal practices and industry prospects in the real estate and construction engineering sectors.

At the meeting, Attorney Zhang Bingxu drew on his extensive experience gained both at Zhonglun Law Firm and during his independent practice to provide an in-depth analysis of key legal issues and industry trends in the real estate and construction engineering sectors. He began by outlining the unique characteristics of these industries and their critical role in the national economy. He noted that the real estate sector encompasses not only traditional areas like residential, commercial, and industrial properties but also emerging fields such as infrastructure development and new infrastructure initiatives—including IDC data centers, rail transit, and renewable energy projects like wind, solar, and photovoltaic systems. These sectors are not only characterized by massive capital investments but also involve intricate legal relationships and abundant business opportunities, offering lawyers a vast scope for service and expertise.

During the sharing session, Attorney Zhang provided a detailed explanation of the development process for real estate projects, covering all legal service requirements across key stages such as land acquisition, project approval, construction, property sales, and delivery. Using specific case examples, he delved into potential legal challenges that may arise in each phase—ranging from administrative penalties in land management to construction-related claims for delays and lawsuits over building quality, as well as compliance issues with advertising practices and adherence to delivery standards in property sales.


 


 

Attorney Zhang particularly emphasized the unique characteristics of litigation in the construction engineering sector. He noted that, due to the industry's reliance on multiple layers of subcontracting and its complex issues surrounding engineering change orders, disputes often involve intricate questions such as liability allocation, the determination of liability amounts, and the precise timing for calculating responsibility. As a result, lawyers handling these cases must possess both solid technical expertise and extensive practical experience.


 

In addition, Attorney Zhang shared practical legal insights into cutting-edge areas such as real estate project financing and investment, insurance fund investments, and real estate finance. He noted that, as downward pressure on the real estate market intensifies, opportunities are steadily emerging for lawyers to provide new services—particularly in areas like debt restructuring, bankruptcy reorganization, and liquidation for real estate companies.


 


 

During the Q&A session, the attending lawyers actively asked questions, engaging in an in-depth discussion with Attorney Zhang on topics such as compliance in real estate advertising, housing delivery standards, engineering change orders, and litigation strategies. Attorney Zhang provided thoughtful answers and shared his valuable insights and practical experience gained from handling similar cases.


 

This salon event received unanimous praise from the attending lawyers.
